I am a Colorado native. I was born in Colorado Springs. This is my town and I know it well. This knowledge will help you in your search for the right home.
I stay current. I’ve taught mortgage financing and client representation skills in seven states to thousands of real estate agents. I complete extensive classes on a weekly basis to stay up with constant changes in real estate law and finance. This commitment to schooling assures that as your agent, I am competent, I am trained and I can deliver the goods.
I have sold new and pre-owned homes for over 25 years. With my background in new home sales, I can help you explore new home communities where the most reliable builders craft the best-built homes for your hard-earned dollar. One large builder’s contract is over 30 pages long! I can navigate these complicated new home contracts like no other agent. This experience has taught me how to negotiate the best price, obtain the most favorable buyer incentives and avoid new home construction pitfalls for my clients. My years of helping families buy pre-owned homes have taught me many principles. These principles that I will share with you help you to identify and avoid areas of concern in buying older homes.

SOME PERSONAL HISTORY
After my birth here in Colorado Springs at Ft. Carson, I lived downtown off of Tejon Street on Brookside Avenue. As a toddler I later moved with my family to Fayetteville, North Carolina, home of Ft. Bragg and formerly Pope Air Force Base. I began my real estate career in North Carolina over twenty five years ago helping military families find their way home. My first five years in brokerage I worked as a leading sales agent for the largest new home builder and number one resale company in that market. Just a side note here. I have worked both with small independently owned real estate companies and large nationally franchised companies over the years. My discovery is that the RE/MAX brand provides me the best tools, and the most powerful advertising recognition in the real estate industry. Further, RE/MAX Properties, Inc. surrounds me with a team of the finest professional agents to help me sell my property listings. Back to the story. After over twenty years of selling real estate in North Carolina, I accomplished my goal of moving home to my birthplace in Colorado Springs. I resumed my real estate career here by specializing in new homes for most of the last six years. This has given me time to gain a mastery over home construction principles in this climate, at this altitude, in this unique market. My knowledge of this community and all of its neighborhoods has swelled. My sphere of influence through my organizational and church involvement is numbering over a thousand people. MY AGENT TRAINING EXPERIENCE
I served as an agent trainer/management consultant for the North Carolina/South Carolina regional office of Century 21 Real Estate. I supervised and performed the training and broker servicing for three districts, 152 offices in eastern NC/SC. After leaving the regional office staff to return to real estate as a sales manager, I also continued to serve as a contract trainer for the Century 21 organization in VA, MD, NC and SC. I served as a senior faculty member of the North Carolina REALTOR Institute, teaching GRI courses in sales, seller client service (listings) and effective transaction closing procedures. During the early 90's I served as an instructor for Wickman Productions and trained agents in NC, SC, MD, VA, TX, and GA. I have also taught courses on new homes, sales and construction in CO and NC.
EDUCATION, LICENSURE, CERTIFICATIONS
Ever wonder what all of the ABC’s on an agent’s card are about? Here’s a primer in real estate professional designations:
1977-Graduate, REALTOR Institute® (GRI). I completed these courses at the University of North Carolina at Chapel Hill, cooperatively managed between the University and the NC Real Estate Educational Foundation. Less than 15% of the agent population possesses the GRI designation.
2003-Certified New Home Sales Professional (CSP). I completed the CSP training in Denver, Colorado. This designation appointment involves detailed instruction in neighborhood infrastructure development, building of new homes, blueprint reading, new home contract skills.
2008-Quality Service Certified (QSC). This designation signifies special training in delivering the highest quality of agency service to the consumer. That’s what you deserve. And nothing less. I promise to deliver that service.
2008-Luxury Home Professional (LHP). It’s been my privilege many times to help people purchase starter homes in the $100,000 price range. There’s a wonderful excitement that accompanies that event. I wouldn’t pass up an opportunity to help a family no matter how small or how large their home is. It’s also true that I’ve had the privilege of helping many families buy and sell homes priced in well in excess of $600,000. There are special responsibilities that accompany helping the client with these unique properties. This designation says that I’m qualified to represent these special client needs.
2009-Certified Distressed Property Expert (CDPE). We all know people who want to sell in this market who owe more than their home is presently worth. Your friend suffering from this predicament is “upside down on his loan.” Few people have the resources to make up the thousands of dollars lost in a soft market and labor under the misconception that they must let their home go into foreclosure. Not necessarily so. A CDPE is trained rigorously to identify certain personal hardship situations that qualify the homeowner for what is known as a “Short Sale.” When a homeowner qualifies for short sale handling, the lender often makes up the difference in the short fall payoff deficit and the closing expenses, real estate commission are often paid by the mortgage company. The impact on the owner’s credit is reduced in comparison with a foreclosure’s credit score reduction. Anyone who is late on payments, missing payments, owing more than their property is worth should always seek out someone with my designation, CDPE.
